The pros of 6-month lease apartments

There are lots of positive reasons to choose a six-month lease apartment over a typical 12-month lease. Here are some of the best things about them.

Flexibility for any situation

If you’re in a situation where you’re not sure how long you’ll be living somewhere, short-term apartment rentals are a great way to go.

You may move to a new city and want to feel it out before fully committing or maybe you’re looking to buy a house, but aren’t sure how long you’ll be looking before you find one. In any case, a six-month lease apartment makes it so you aren’t tied down for a whole year.

After six months, you can decide whether or not you like the apartment and the area and sign a new lease. Or if you don’t like it, you’re free to move onto greener pastures.

Changing terms

You may have found a place you like living in for the most part, but there are always a few things that could use changing in the lease terms. Once you’ve lived there for a few months, you’ll probably have a list of lease terms you’d like to change.

Maybe there’s something you’d like to add or remove from your rental contract, such as you’d like to see a few cosmetic updates or you’d like to get a pet.

You can re-negotiate the terms after 6 months, once you’ve gotten a feel for the apartment and know what else you want (or don’t want).

Making a shorter commitment makes sense for some people. Even if you’re planning on living in the same apartment for a few years, just the thought of being able to move without worrying about breaking your lease makes it less stressful when apartment searching.

While there are many great things about six-month apartment leases, there are also some drawbacks.

Possibly more expensive

Since landlords know those looking for shorter-term leases are looking for flexibility, they also know that many short-term tenants are willing to pay for that flexibility.

You may end up paying a little more in rent each month for a six-month lease or you might have a higher deposit to pay upfront.

Changing terms

It is nice for you to ask about adding or removing certain terms from your contract if you decide to re-sign a six-month contract, but your landlord can also pose changes of their own, such as rent increases or new policies in the lease contract that they may decide not to negotiate about.

Frequent credit pulls

Some landlords will do a credit check every time you renew your lease, which can affect your credit score over time. After having your credit pulled, it usually takes at least three months for it to bounce back.

It can sometimes take a year or longer for credit scores to go back to normal, so if landlords are inquiring about your credit frequently, just know you might have a hard time keeping your credit score up.

Risk of not being able to renew

While most apartments will let you renew if you’re a good tenant, some reasons exist why they won’t let you.

Renovations or new building ownership often come into play when renewing is not an option. So if you were planning to renew for another six-month term, but your apartment won’t allow you to renew, you may find yourself moving frequently or suddenly scrambling to find a new place to live.

If you’re looking for a six-month lease apartment, they’re typically harder to find than those with 12-month leases.

Short-term apartment rentals have lower inventory and move pretty quickly on the market, so you may end up looking for a while before you find one that works for you.

What is an Oversized Closet?

An oversized closet is a larger than normal closet. While a normal closet can be anywhere from three feet to eight feet long and two to three feet deep, an oversized closet can be much bigger and create more storage space.

Why should I consider having an oversized closet?

It seems that bigger is often better and in this case, it’s mostly true. Having an oversized closet means you’ll have more room to store belongings, so you’ll likely have room for more than just clothes. It’s also great if you’re sharing your closet with a roommate or significant other.

But the square footage for a larger closet needs to come from somewhere, usually your bedroom, living room or other parts of your apartment will be a foot or two smaller to give more room to your closet. Closets can also become messy quite easily and with a bigger closet comes a bigger mess. Most apartments with oversized closets will charge a higher price, too.

The Best Neighborhoods in Salt Lake City

One of the most family-friendly cities in the west, Salt Lake City has more to offer than many might think. While it’s not an extremely large city, it’s definitely not small — and it’s growing. A lot.

It’s slowly becoming a new hub for tech companies, creating an abundance of jobs and drawing in the crowds from out of state. Although people are coming in droves, rent prices went down last year and you can typically find a one-bedroom apartment for between $1,200 and $1,300.

Sugarhouse

Sugarhouse offers the best of everything — a quaint suburban feel, lots of fun, independently-owned restaurants and it radiates an eclectic feeling. Not to mention that it’s near the mouth of Parley’s Canyon, making it easy to find hikes nearby or hitting the slopes in Park City.

It’s also a really safe area, which is why there are so many people always looking to move to Sugarhouse. There are many parks, notably Sugarhouse park, which has plenty of wide-open grass fields, pavilions for public use, basketball courts and a pond.

The Avenues

The Avenues in Salt Lake City.

The Avenues is a fairly affluent area — home to lots of historic buildings and houses built in the 1920s and 1930s. Although it’s a little more expensive here, it’s for good reason.

The neighborhood is safe and beautiful and it’s easy to walk to restaurants and shops in the area.

Downtown

Salt Lake City.

Downtown is right in the middle of everything — it’s truly the heart of Salt Lake City. There’s a good mix of the old and the new, with historical sites and beautiful architecture.

There’s also lots to see and do, whether you’re wanting to try a great restaurant or shop at the massive City Creek shopping center.

You can walk most places, but you’ve also got the TRAX and FrontRunner trains that not only will get you around downtown but will get you to other outlying parts of the valley quickly (and you don’t have to deal with the traffic).

Capitol Hill

In Central City, you’re about as close to Downtown as you can get without actually being downtown. The age of the area is easily noticed — but in a good way.

Rose Park

Rose Park in Salt Lake.

While it didn’t always have a great reputation, Rose Park is now an up-and-coming neighborhood. It’s a fairly peaceful and quiet area that’s seeing a revival — more and more people are flocking to it.

Couples and young families are turning Rose Park into a more youthful area. More restaurants are opening up to accommodate the crowds.

Soon, it’s expected that the area will be one of the most lively in the valley.

Settled into the hills of the mountains to the east of the Salt Lake valley, you’ll find East Bench. This neighborhood is full of single-family homes and well-established, older residents.

People’s Freeway

People

In People’s Freeway, you’ll find it’s full of laid-back restaurants and activities. Smith’s Ballpark is in the neighborhood, where you can catch Salt Lake’s minor league baseball team, the Bees.

Most residents in this area live in apartments or condos, which have drawn in more young professionals and young couples, rather than full families. And the neighborhood caters to those young professionals and couples — with plenty of chill bars and affordable restaurants around, it’s easy to meet new people in the same stage of life.
